Brogborough is identified as a Small Village in the emerging Core Strategy.There are 39 Large and Small Villages and together these villages need to make provision for a total of 400 new homes up to 2026, over and above existing sites with planning permission. New small-scale rural employment sites may also be considered. The Core Strategy indicates that allocations will mainly be made in Large Villages and only exceptionally in Small Villages.

Submitted proposal: Development of 85 dwellings
Site Area (hectares): 5.93
Additional information submitted: At a density of 30 dwellings per hectare this site could deliver in excess of 85 dwellings. It is however proposed that a density lower than 30 dwellings per hectare would be more appropriate in this location.
District Council initial comments: Brogborough is identified in the emerging Core Strategy as a Small Village. Allocations will only be considered here if there is an exceptional need for development. A development of this scale is unlikely to fit with the approach of the Core Strategy.

Additional information submitted: Indicative plan shows 14 units and associated car parking/service areas, with building footprints ranging between 5,800sqm and 13,250sqm. Access to the site is from the planned new link road between the A421 and Salford Road.

Additional information submitted: Proposal for 11 ha B8 adjacent to existing warehousing at Prologis. Access from A421. Pedestrian link to railway station. Approx 37-45,500sqm can be provided in one or two units. Site has relatively high visual impact.

Additional information submitted: No indicative site plan. Appropriate scale of development is unlikely to occupy the whole site area. Site owners intend to relocate operations to this site, resulting in the creation of 100 or so jobs.
