Steppingley
Steppingley is washed over by the South Bedfordshire Green Belt and is identified in the emerging Core Strategy as a Green Belt Settlement. Any development within the Green Belt would be contrary to the policies in the emerging Core Strategy.

District Council initial comments: Flitwick is identified in the emerging Core Strategy as a Major Service Centre and as such is a focus for growth. However, this site is within the Green Belt and development would be contrary to the emerging Core Strategy.

Additional information submitted: The proposal includes a range of dwelling types, open space, sporting and education facilities and potential for employment uses. 20 metre wide woodland planting strips may be needed to define the urban edge.
District Council initial comments: Flitwick is identified in the emerging Core Strategy as a Major Service Centre and as such is a focus for growth. However, this site is within the Green Belt and development would be contrary to the emerging Core Strategy.

Number of jobs proposed: Unknown
Site Area (hectares): 5.23
Additional information submitted: Indicative plan shows 8 units for B1 use. Unit sizes would be of a similar size to the Doolittle Mill units. Access through the Doolittle Mill development.
District Council initial comments: Further employment development could consolidate Ampthill's role as a major Service Centre. A small area of this site is within the floodplain. In general the development should avoid the floodplain. This issue will need further consideration.
